Status as of November 22nd 2011: LATEST NEWS
The applicant presented the proposal to the Landmarks Preservation Commission at their public hearing on Tuesday, November 22nd. Upon seeing the proposal, the Commission voiced a number of concerns. They chose neither to approve nor deny the proposal, but instead asked the applicant to return to a public meeting at a later date with revisions. The following points reflect the Commissioners’ main concerns with the proposal:

1) The buildings do not seem to “understand” their own typology (though they will all be used as single-family residences). Do they (and should they) look like institutional buildings? Commercial? Residential? Each building needs a “clear voice,” and at this point “they all appear unsettled.”
2) More creativity should be incorporated into the design. Some Commissioners felt this was a missed opportunity to create something more modern and playful.
3) The three smaller townhouses need more depth in detail and greater differentiation so they do not read as one large building.
4) The corner building reads as (according to one Commissioner) “an unfortunate government building” and needs more depth, dimension and pleasing proportions.
5) The northernmost townhouse should be shorted in the rear to enhance the courtyard space.

The next step in the process is for the applicant to make revisions based on these comments and then to schedule a public meeting with the Commission. The public may attend this meeting, but will not be allowed to comment.

The application was presented to Community Board 2 on September 19th, 2011. See above for photos. The application will be presented to the Landmarks Preservation Commission at their public hearing on Tuesday, September 27th. Public attendance and comment are welcome at this hearing.

This application is scheduled to be shown publicly for the first time at the Community Board 2 Landmarks & Public Aesthetics Committee public hearing on Monday, September 19th, 2011, at 6:30 pm at the Church of Our Lady of Pompeii, 25 Carmine St. Father Demo Hall (as this information is subject to change, please visit the Community Board’s website for the most up-to-date information).
